\u0130nsanlar\u0131n \u00e7o\u011fu kirada oturmak yerine kendi evini sat\u0131n almak ister. E\u011fer sizde bu kesimdenseniz ancak ev alacak herhangi bir sermayeniz ya da birikiminiz yoksa evin y\u00fczde y\u00fcz\u00fcne kredi imk\u00e2n\u0131 sa\u011flayan bankalardan biraz bahsetmek istiyoruz. Yapman\u0131z gereken \u015fey evin %100\u2018\u00fcne kredi veren bankalardan kredinizi \u00e7ekip hayalinizde ki evi sat\u0131n almak olacakt\u0131r. Ancak g\u00fcn\u00fcm\u00fczde hi\u00e7bir banka mortgage kredilerinde, almak istedi\u011finiz evin %100\u2019\u00fcne kredi vermek gibi bir imk\u00e2n sa\u011flam\u0131yor. Resmiyette en y\u00fcksek kredi miktar\u0131 evinizin toplam ekspertiz de\u011ferinin %75\u2019i olarak belirlenmi\u015f oldu\u011fu bildiriliyor. Bundan dolay\u0131 sat\u0131n almay\u0131 arzulad\u0131\u011f\u0131n\u0131z ev i\u00e7in ekspertiz yapt\u0131rd\u0131\u011f\u0131n\u0131zda ekspertiz de\u011ferinizin %75\u2019inden fazlas\u0131n\u0131 kredi olarak alman\u0131z m\u00fcmk\u00fcn de\u011fil. Ancak evinizin %100\u2019\u00fcne kredi almay\u0131 hedefliyorsan\u0131z bunun iki farkl\u0131 yolu vard\u0131r. Bunlardan biri ekspertiz de\u011ferini oldu\u011fundan fazla g\u00f6stermeniz bir di\u011feri ise ba\u015fka bir gayrimenkul\u00fcn\u00fcz\u00fc ipotek yani teminat g\u00f6stererek evinizin %100\u2019\u00fcne kredi imk\u00e2n\u0131 sa\u011flayan bankalar bulman\u0131z m\u00fcmk\u00fcnd\u00fcr. Bu metotlardan biraz bahsetmek istiyorum.<\/p>\n

Ekspertiz De\u011ferini Fazla G\u00f6stererek Kredi Alma<\/strong><\/h2>\n

Mesela sat\u0131n almak istedi\u011finiz evin fiyat\u0131n\u0131n 200.000 TL oldu\u011funu farz edelim. E\u011fer bu evin y\u00fczde y\u00fcz\u00fcn\u00fc krediyle almay\u0131 hedefliyorsan\u0131z, ihtiyac\u0131n\u0131z olan miktar 200.000 TL olacakt\u0131r. Bundan dolay\u0131 resmiyet usul\u00fcnce kredi veren bu bankalar fiyat\u0131 200.000 TL durumundaki bir konut i\u00e7in azami 150.000 TL kredi verebilecektir. Banka eliyle ihtiya\u00e7 sahibine 200.000 TL kredi verilmesi gerekiyorsa evinizin fiyat\u0131 200.000 TL\u2019den daha fazla olmal\u0131d\u0131r. Bundan dolay\u0131 ekspertiz arac\u0131l\u0131\u011f\u0131yla evinizin fiyat\u0131n\u0131 240.000 TL olarak belirtti\u011finizi varsayarsak ev kredisini alaca\u011f\u0131n\u0131z banka eliyle 240.000 TL fiyat\u0131ndaki konutun, %75\u2019i miktar\u0131nda kredi alma imk\u00e2n\u0131 kazanacaks\u0131n\u0131z. Bunun sonucunda ihtiyac\u0131n\u0131z olan miktar\u0131 elde etti\u011finize g\u00f6re evinizin %100\u2019\u00fcn\u00fc kredi olarak alabileceksiniz.<\/p>\n

Evinizin Tamam\u0131na Kredi Alma \u0130mk\u00e2n\u0131<\/strong><\/h2>\n

Ev in\u015fa ettikten sonra elden \u00e7\u0131karanlar, olmas\u0131 gerekenden daha d\u00fc\u015f\u00fck miktarda vergi \u00f6demek amac\u0131yla in\u015fa ettikleri konutun rayi\u00e7 de\u011ferini d\u00fc\u015f\u00fck belirtirler. Mesela Esenyurt il\u00e7esinin belediyesi hudutlar\u0131 i\u00e7inde in\u015fa edilen b\u00fct\u00fcn evlerin asgari rayi\u00e7 de\u011ferinin 200.000 TL olarak belirlendi\u011fini varsayal\u0131m. M\u00fcteahhitlerin \u00e7o\u011fu, evleri i\u00e7in d\u00fc\u015f\u00fck vergi vermek amac\u0131yla ev de\u011ferlerini en az rayi\u00e7 fiyat\u0131 \u00fcst\u00fcnden g\u00f6stermeyi tercih ederler. Bu y\u00f6ntemle \u00f6demeleri gereken vergi miktar\u0131ndan daha az\u0131n\u0131 \u00f6derler. Fakat konut sat\u0131\u015f s\u00fcrecine gelince, konutun %100\u2019\u00fcne kredi imk\u00e2n\u0131 sa\u011flayan bankalarla anla\u015farak evi sat\u0131n almay\u0131 isteyen m\u00fc\u015fterilerin \u00f6n\u00fcnde engel olu\u015fmaktad\u0131r. \u00d6rnek veriyorum eve en d\u00fc\u015f\u00fck rayi\u00e7 miktar\u0131 \u00fcst\u00fcnden 200.000 TL fiyat g\u00f6steren m\u00fcteahhit, evi 250.000 TL\u2019ye sat\u0131\u015fa vermek istedi\u011finde, %100\u2019\u00fcn\u00fc kredi arac\u0131l\u0131\u011f\u0131yla sat\u0131n almaya gelenler i\u00e7in kredi miktar\u0131 ihtiyac\u0131 daha fazla olacakt\u0131r. Krediyi inceleme amac\u0131yla konuta u\u011frayan eksper servisi, evin hak etti\u011fi de\u011ferin 200.000 TL\u2019den fazla oldu\u011funu belirtirse, evin sahibi d\u00fc\u015f\u00fck olarak belirtti\u011fi fiyatlar kar\u015f\u0131l\u0131\u011f\u0131nda fatura kesmesi ve vergi \u00f6demesi gerekiyor. Bundan dolay\u0131 geride kalan fiyatlar kar\u015f\u0131l\u0131\u011f\u0131nda m\u00fcteahhitler ya da ev sahipleri, %100\u2019\u00fcn\u00fc kredi arac\u0131l\u0131\u011f\u0131yla almaya gelen m\u00fc\u015fterilerine de\u011fi\u015fik miktar s\u00f6ylerler. Bu insanlar\u0131n amac\u0131 devlete verecekleri vergiyi konut sat\u0131n alma amac\u0131yla gelen m\u00fc\u015fterilere y\u00fcklemektir.<\/p>\n
